Booking of accommodations implies acceptance of these regulations. The person making the booking is personally responsible for themselves and for those accompanying them.
Rates
Prices are expressed in Euros and are per accommodation (apartment or villa) for the requested period.
The price listed on the Borgo del Silenzio website includes accommodation, utilities (electricity, water, and heating), final cleaning, and the initial supply of bed linen and towels. The price does NOT include any other services requested by the guest, which must be paid for on-site, nor does it cover any potential damages. We reserve the right to change the published prices of our accommodations at any time and without notice. However, the price agreed upon and confirmed at the time of booking will not be changed.
At the time of booking, the guest is asked to check the cancellation policy that applies to the reservation.
Booking & Deposit
Bookings can be made online using the booking system on our website https://borgodelsilenzio.it/
To confirm a reservation, guests must provide their personal information, a phone number, an email address, the vacation period, the number of people, and the details of a valid credit card, which will be held as a guarantee for the booking in accordance with our cancellation policy. Borgo del Silenzio reserves the right to pre-authorize or charge the credit card before the stay begins once the free cancellation period has passed.
The balance can be paid by bank transfer or credit card and must be received before arrival and before the free cancellation period expires.
In the case of a non-refundable rate, the full amount must be paid in advance by credit card. If the above deadlines are not met, the booking will be automatically canceled, and the accommodation will be made available for new requests.

Cancellation Penalties
Cancellations may incur penalties; when booking, in addition to the rate, the cancellation terms will be displayed.
In the case of a non-refundable rate, no amount will be refunded.
In case of early departure, the full agreed booking amount will still be retained.
Any changes or cancellations within the specified terms must be communicated in writing by sending an email to [email protected]; any change or cancellation will be valid if reconfirmed in writing by Borgo del Silenzio.
Unavailability of Accommodation
If, due to force majeure, the booked accommodation becomes unavailable, Borgo del Silenzio reserves the right to provide another accommodation with similar or superior characteristics at the same price, or, in extreme cases, to cancel the reservation and refund the amount paid by the guest, without the guest being able to make any further claims for compensation. It is specified that nothing beyond what has been paid will be refunded or compensated. Therefore, no claims for compensation will be considered.
Accommodation Management Rules
Each guest will be provided with an initial supply of bed linen and towels. Any extra linen changes requested by guests will incur an additional cost to be paid on-site. Linen includes sheets and a set of towels (hand, face, and shower) per person.
The manager ensures the accommodation is cleaned with each guest change. The residential units are equipped with a private bathroom with a shower, toilet, and bidet, beds, pillows and blankets, a wardrobe, hangers, drawers, bedside tables or shelves, central lighting, and bedside lamps or wall sconces.
Apartments also include a dining table with chairs, armchairs or sofas in the living room, and outdoor seating equal to the number of people the unit can accommodate, a broom, dustpan, bucket, and floor cloth (all proportional to the number of beds). The kitchens are fully equipped with all the necessary utensils for the maximum number of guests in the apartment.
Arrival – Balance – Security Deposit
At least 24 hours before arrival, the guest is required to inform the manager of the exact arrival time to ensure proper reception. On the day of arrival, the accommodation can be taken over from 4:00 PM to 8:00 PM. Upon arrival, guests must present a valid identity document for each guest, including minors. If valid documents are not presented, the booking will be canceled, and the entire amount paid will be retained.
Upon arrival, guests will be required to pay a security deposit, which will be refunded after the accommodation has been checked at check-out/departure:
- Villas: €1000
- Apartments: €200
Once the check-in procedure is completed, you will receive the keys, and the accommodation will be shown to you.
Upon departure, in the event of damages and/or missing items, compensation will be required to replace the accommodation's supplies.

Departure – Return of the Property
On the day of departure, the guest must vacate the accommodation by 10:00 AM, unless otherwise agreed, to allow for cleaning. The accommodation must be left free of rubbish, which can be disposed of in the appropriate containers. Any damages caused must be compensated.
Pets
Pets are accepted upon request; for each pet, it is necessary to specify the age, weight, and breed, and an additional fee will be charged.
We reserve the right not to accept pets if the maximum acceptable number has already been exceeded or if the pet is of a breed considered particularly dangerous. Pets must always be kept on a leash in all common areas and are not allowed to swim in the facility’s pools.
Rules During the Stay
- We kindly ask our guests to check the condition of the accommodation and report any anomalies or deficiencies within 24 hours of arrival, without waiting until the day of departure.
- It is strictly forbidden to make copies of the keys: unauthorized entry constitutes a serious criminal offense punishable by law. In case of key loss, a fee of €100.00 will be charged for the damage caused.
- It is forbidden to stay in an accommodation with more people than those reported when booking. It is not permitted to allow strangers to enter without prior communication to the manager and obtaining express consent.
- All accommodations are delivered clean and functional. Guests must provide daily tidying of the apartment and are responsible for its integrity; therefore, moving furniture from its position is prohibited. Upon returning the property, the guest must leave the accommodation in acceptable conditions, particularly the cleaning of the kitchenette and dishes, which must be returned clean and in order, under penalty of an additional charge of €50.00. Guests must also empty the refrigerator and trash bin.
- Guests are required to observe the common rules regarding quietness, especially during the afternoon and nighttime hours, avoiding disturbing noises and shouting. Particular silence must be observed between 10:00 PM and 8:00 AM and between 1:00 PM and 5:00 PM. Parents are requested to constantly supervise their children in both common areas and the pool.
- Guests agree to take the utmost care of the property entrusted to them. The dishes and other equipment of the house (chairs, blankets, etc.) must not be used or transported outside the accommodations. All non-compliances will result in charges assessed on a case-by-case basis by the appointed person. Guests will be held responsible and must compensate for any damages, breakages, or losses of property caused during their stay at the accommodation. Replaced items must be of the same quality as the originals.
- It is strictly forbidden to take the linen outside the accommodation.
- The guest expressly releases the manager from any liability for direct or indirect damages that may arise from unintentional interruptions of essential services, such as electricity and water.
- Brochures with informative and tourist content are available to guests in the apartment.

- We decline all responsibility for the loss, theft, or damage of guests' property left in the rooms or for any injuries, theft, damage to people or property, even if they occur within the property.
